John Barbie, CMB Emeritus created and closed five real estate funds formed at the tail-end of the economic recession and financial meltdown in 2008.
Phoenix Indio Fund I and Indio 2 invested in 60 distressed SFR homes in Phoenix. The strength of the funds relied on a great partner and superior management. The Indio Funds complimented a 20MM pool of 200+ distressed houses acquired by Faria Pacific since 2009. Faria Pacific are regional players in Phoenix, sharpshooting properties and managing them on a shoestring, maximizing returns for investors without leverage or debt against fund assets.
Swami Syndication, Swami Growth and Swami Growth 2 invested in 104 multifamily units in Los Angeles. With preferred, cumulative returns of 8 & 6%, levered, these funds were no-cost. True to the Bro-Deal spirit, there were no acquisition fees, asset management fees or disposition fees. Managers of the fund only participated in the profits above-and-beyond return of investor capital and cumulative, preferred return payout. The strength of the funds relied on a great partner and superior management. The Swami Funds complimented a 500MM pool of 2500+ units owned and managed by Swami International since 1978.

Swami Syndication closed July 31, 2018 . The investment generated an internal rate of return of 25.93%. Each Class B Unit holder received 111.46% in waterfall profits. The total return on investment was 151.46% over a 4.75 year term.
Swami Growth closed January 31, 2019. The investment generated an internal rate of return of 20.56%. Each Class B Unit holder received 71.99% in waterfall profits. The total return on investment was 98.99% over a 4.5 year term.
Phoenix Indio Fund I closed September 1, 2021. The unlevered investment generated an internal rate of return of 14.81%. Each Class B Unit holder received 153.24% in cash-flow and waterfall profits over a 9.15 year term.
Indio 2 closed September 1, 2021. The unlevered investment generated an internal rate of return of 12.32%. Each Class B Unit holder received 97.20% in cash-flow and waterfall profits over a 8.25 year term.
Swami Growth 2 closed July 15, 2022. The investment generated an internal rate of return of 8.58%. Each Class B Unit holder received 14.17% in waterfall profits. The total return on investment was 48.67% over a 5.75 year term.
